Minimum two nights. Price is all inclusive of rent, electricity, water, pool maintenance, towels, linen, kitchen utensils, cable TV, Internet, all the villa’s facilities, and cleaning at the end of the visit. For Israeli visitors VAT is included. Cleaning and laundry during the visit are usually available for an extra charge. A US$2000 or NIS 10,000 security check is required to cover losses & breakages. For more than 12 guests (at any time during the day or night) there is a surcharge of $33 per guest per night.

Payment terms:

• 50% on booking
• 50% on entry to house

Refund for cancelled visits:

• 1 month or more before: 75% refund (50% of deposit)
• 2 weeks or more before: 50% refund (deposit forfeited)
• Less than 2 weeks: no refund.

Tentative reservations:

• 2 months or more before: We will usually hold reservations for 2 weeks without deposit (we may shorten this to 48 hours if another guest requests the same dates)
• Less than 2 months before: We will usually hold reservations for 1 week without deposit (we may shorten this to 48 hours if another guest requests the same dates).

Check-in time: 4pm. Check-out time: 10am.

Terms of rental The renter is responsible for maintaining order and quiet in this exclusive residential area including complete quiet during night hours. The renter is responsible for the safety of the visitors - note that the pool is not fenced and the roof has fences which comply with safety standards but which an older child could possibly climb; also the stairways are marble and could be hazardous to unsupervised young children - children must be closely supervised at all times. The renter is responsible for all damage to the villa and its contents except for reasonable wear and tear. The renter is exclusively responsible for his or her own belongings including in the case of theft. Renter agrees to use the house and its contents in accordance with the House Instructions.
